What is the late fee for rent?

The late fee is 5% of the gross rent.
 

What factors are considered in the rental application?

We review the following:

Credit history

Rental history

Proof of income
 

How long does the application process take?

The process typically takes up to 72 hours, depending on how quickly references respond.
 

What qualifies as proof of income?

Accepted forms of income verification:

Pay stubs

Award letters (Social Security, disability, pension, etc.)

Tax Returns

Employment verification (if applicable)

Not accepted: bank statements, self-employment statements, or handwritten notes.
 

What income is required to qualify?

Applicants must show income of 2.5× the monthly rent.
This requirement may be negotiable depending on overall application strength.


Do you accept co-signers or guarantors?

No — we do not accept co-signers.


Are pets allowed?

Pets are property-dependent and subject to an increased security deposit.
Approvals are determined on a case-by-case basis.


What utilities are tenants responsible for?

In most cases, tenants are responsible for:

Power

Gas

Water

Sewer

Trash

Water, sewer, and trash remain in the owner's name and are billed through our office.
Power and gas must be transferred into the tenant's name prior to move-in, and proof of transfer is required.

What happens if my application is approved?

Approved applicants must:

Pay the required security deposit to INTERO (within 48 hours of approval).

Understand that the property can only be held for up to 2 weeks from the posted available date.

Know that they have 72 hours after paying the deposit to cancel the application.
If the applicant fails to sign the lease, the deposit may be forfeited or prorated for time off-market.

 

What if my application is denied?

Your application will remain active for 45 days, and you may apply it to any of our other available rentals at no additional cost.


How is rent paid?

We accept:

Personal check

Cashier's check

Money order

Online payments through our website or tenant portal


When is rent due?

Rent is due on or before the 1st of each month.
Late fees apply if rent is not received by the 4th day of the month.


What is required for a Notice to Vacate?

A 30-Day Written Notice is required from either party.
If the lease is still active, the notice must be accompanied by the Lease Conditions / Early Termination Form.
